Our Markets
A property is only as good as the market around it. We focus where we have real depth, and we are honest about the difference between a market we know block by block and one we approach with fresh analysis. Here is where we work, and what each market tends to ask of a buyer.
Escazú is our base and the market we know best. It is the most established high-end address in the country, home to Costa Rica's main corporate offices, international schools, CIMA Hospital, and a large community of executives, foreign residents, and families who have been here for generations. Inventory runs from hillside homes with valley views to newer condominium towers near the business district. Demand is steady and international, which keeps both the sales and rental markets active and rewards careful pricing.
Just west of Escazú, Santa Ana has become its natural complement. It draws buyers who want the same access and security with a little more room and a quieter pace. The area has grown quickly, with newer developments, the Forum business parks, and a strong pull for families and remote professionals. We treat Escazú and Santa Ana as one connected market, because that is how buyers actually shop it.
Beyond the western corridor, we advise throughout the Central Valley and the greater San José area. It's the country's economic center, with mild weather year-round and a genuinely varied market, from established residential neighborhoods to areas still coming into their own, across a wide range of prices and property types. For anyone weighing value against location, the Valley tends to open options the western cantons don't, whether the goal is a home or an investment.
Our work isn't limited to the Central Valley. We represent clients on coastal properties and in other regions of the country, from the Pacific beach markets to land and investment opportunities further afield. These markets follow their own rules: prices are often set in dollars, demand moves with tourism and second-home buyers, and seasonality carries real weight.
